HICD FAQs

1. Secure your IamLEHOA ID. Your IamLEHOA account will be used in accessing the automated system.

2. You will be directed to the homepage. Scroll down and click the LEHOA icon
3. Scroll down and click Home Improvement Application:
4. ClickApplications.
5. In the table list, click New Application.
6. A pop-up window will appear, click Select to start applying for Interior Permit.
7. Read and check the Terms and conditions and click Proceed to my Application.
8. Once you are diverted to the Application for Interior Renovation, you may check as many materials you need for each scope of work.

NOTE:

  • Small items and equipment are not included in the list. For tools and equipment, they can login and logout on their village guards. 
  • Materials per scope has maximum limits accordingly. 

9. Breakdown of application fee per scope of work will be shown.

  • If you wish to remove a scope of work, you click Back to add materials and uncheck all materials under a scope of work.
  • If you wish to proceed, you may read and check the Terms and Conditions prior saving your work.

10. You will return to your table list. Click Pay Here.
11. A pop-up window will come out and click Proceed to Payment Summary
12. Breakdown of fees will be provided, agree to the Terms and Conditions and Proceed to Payment.
13. You will be directed to DragonPay platform for your payment. You may choose on any banks or over the counter for the payment.

NOTE: Payment will take some time. So before closing your browser, wait for the acknowledgement of Dragonpay to ensure that your payment is complete.

14. Once the payment is successful, you will receive an SMS notification. You can then download the document directly from the portal by clicking the ‘Interior Permit PDF’ file located there.

If you cannot find your permit in your email, you may download it directly on the portal

To proceed to gate pass and worker’s pass, click New Gate Pass. Fill in the field and the gate pass can also be download in the portal.

The interior home improvement permit is valid for 3 months.

Lancaster advocates a family centered community without harmful vices. And fowl produces noise that disturbs neighbors. 

If you have received a Notice of Violation (NOV), this means the utility easement has been concreted. Utility easements are not part of a homeowner’s property; they are located outside your fence and gate, typically between the sidewalk/gutter and your property line. These easements are designated for utilities such as electrical and water piping, as well as planting strips. Concreting this area can disrupt utility maintenance. Instead, we recommend using removable materials for the driveway, such as steel ramps, paver blocks, or gravel/pebbles.

As per the national building code, this is to keep a safe distance from electrical posts wire. For that 1m, trellis with polycarbonate roofing can be installed to keep car parked from weather.  

No. Existing unit façade design must be maintained. 

The exact paint brand and code used in the house exterior is not available in the market. Kindly picture the house and show it to the store so they can mix the color. It is acceptable if the paint color is a shade lighter or darker. As long as it is not too different from the original color.  

No. House extension façade design must mimic the existing unit. 

We already issue them Notice of Violation even if it is already finished. Also, existing construction violation of other units shall not be construed as precedence to be emulated. Always refer to the plan CIDC approved for your unit to avoid violation.  

It depends on the materials to be used. If it is only minimal such as leak repair, no need to pay for bond. But if the repair will use major construction materials such as roof, many sacks of cement and such, construction bond is necessary. 

Even if no construction will be carried out, we still require accomplishing the requirements for home improvement permit first before we issue gate pass for material delivery.

As it will use a number of cements, rebar, gravel and sand, Construction Bond is necessary.  

No, it must be a double wall. Sharing of wall is not allowed unless there is a notarized letter of agreement from two neighboring homeowners.

No, unless the perimeter fence is within your property line it means that the wall is yours.

Only two (2) workers are allowed to stay in. However, if the workers are a parent or spouse, they are automatically allowed to stay in as homeowners and are not included in the two (2) worker limit. An authorized caretaker is also exempt from this limit. But they must register as a household member under IamLEHOA ID.

No, we want our residents to enjoy peace during their rest. 

We do not issue overtime work permits. It will be at your discretion if you choose to proceed, but please ensure that your neighbor does not complain. 

None. However, do not demolish any walls. Our units are made of pre-cast walls, which are load-bearing. Removing part of them will compromise the integrity of the structure. Altering the dimensions or sizes of windows is also not allowed.

No. As per the signed and notarized Contract to Sell (CTS), the bought unit can only be used as residential occupancy.  

Yes. It is okay if no one is at home during inspection as we only inspect outside the unit. 

Construction Bond has no expiration. Permit given is renewable as long as construction bond has not been refunded. 

A. All permits issued by CIDC will be voided, and construction will be stopped immediately. Deliveries, even with a valid gate pass, will not be allowed to enter. Refund of the construction bond will not be possible.

B. CIDC will not renew any permits for home improvement.

C. Rectify the violations

D. Once the violation is rectified, all permits will be reactivated.

Kindly follow the CIDC-approved plan you submitted. Any alterations to the approved plan may result in a violation. If a homeowner wishes to revise the approved plan, they must visit the CIDC office with a copy of the approved plan to ensure the desired revision is within the allowed restrictions. 

This request is subject to approval.

To proceed, please submit the following to CIDC:

  •  Picture of the unit’s facade
  •  Letter of Intent / Request to Install Solar Panel
  • Proposed Location Layout
  • Solar Panel Design and Material Specifications
  • Notarized Waiver of Accountability (please refer to the attached sample)
  • Bill of Materials
  • Date of Installation

Please note that the approval process may take some time. While we cannot guarantee approval, we will make every effort to assist you. Additionally, if the unit has any violations, your request will not be granted.

No, our units are made of pre-cast walls, meaning they are load-bearing. Removing part of the wall will compromise the integrity of the structure. Only existing windows may be converted into doors or hallways leading to extensions. 

IaM LEHOA ID

The Identification and Membership (IaM) LEHOA ID System is the official membership registration for homeowners that will give them access to LEHOA’s online portal powered by Buyani, an innovations platform for community solutions.

During this time of a pandemic, LEHOA recognizes the need for technology and has partnered with Buyani to provide a digital ID and online platform where users can stay connected and enjoy member-only privileges. Upon registration, members and their authorized residents will be issued an ID that will grant them access to their respective village gates with an automated tap-in system to improve the security in our community.

With their online dashboard, members may add/remove authorized residents, view their accounts online and receive HOA-related updates. In the future, members will also be able to file and track service requests, gate pass and sticker applications, requests for Certificate of Residency and other additional features. Register now!

  • An identity and membership card that identifies the holder as an official homeowner / resident (permanent / temporary/ renter) with a unique barcode / QR code security feature for every holder to ensure data privacy.
  • An online account that allows you to transact from the comfort of your own home.
  • It will be used to provide entry/access to village gates.
  • It will serve as an authentication of membership to LEHOA.
  • Grant access to residents’ village gates as an added security feature for LNCitizens.
  • With their online dashboard, members may add/remove authorized residents, view their accounts online, receive HOA-related updates, and file service requests.
  • Serves as a catch-all document that identifies the holder as an official resident of LNC (secondary ID) and may serve as a primary documentary requirement for all LNC related transactions.

  • Validates information for census updates conducted by local/national government.

  • The IaM LEHOA ID is a digital ID and includes a unique QR code for each approved ID holder. This can be downloaded and printed for FREE. Homeowners may laminate the printed ID to increase durability and protect from wear and tear.
  • Members may also choose to download and save their digital ID on their mobile devices.
  • The first 100 approved members per village will receive a free printed PVC card sponsored by Buyani.

Only Official LEHOA Members are eligible to register to the IaM LEHOA ID System.

As per the LEHOA By-Laws, all homeowners, purchasers of house and lot units in the Subdivision shall automatically become members of the Association.

  • Homeowner shall refer to one who has title over the house and lot unit and shall include one who has fully paid the total contract price indicated in the Contract to Sell but the title over the unit has not yet been transferred in his name; purchaser shall refer to the buyer of house and lot unit on cash or installment basis pursuant to Sec. 1 Art. IV hereof.
  • The developer, while holding title to unsold lots or housing units in the Subdivision and for purposes of representation in the Association, shall be deemed a member of the Association.

On your browser, TYPE www.LEHOA.ph/ID to be directed to the IaM LEHOA ID registration page.

  • Only approved members can add/remove family members / renters / household staff, etc. through their online dashboard.
  • Each person added will be issued their own ID with a validity period.

There are three (3) types of registration. These are as follows:

  • Existing Member: Original homeowner who is currently residing in LNC.
  • New Member: incoming resident
  • Change of Ownership: second/succeeding buyer

Please take note that each registration type will be required different requirements. These are as follows:

  • Existing Members: Government Issued ID with Photo, Contract To Sell (1st page only) with the same name of the Bearer of the ID submitted, Picture of applicant holding the valid ID submitted
  • New Members: Government Issued ID with Photo, Contract To Sell (1st page only) with the same name of the Bearer of the ID submitted, Picture of applicant holding the valid ID submitted
  • Change of Ownership
    • Government Issued ID with Photo, Picture of applicant holding the valid ID submitted
    • Contract To Sell (1st page only), Deed of Absolute Sale or Deed of Assumption of Mortgage

According to Google.com here are some specific instructions you can follow to CHANGE SITE PERMISSIONS for you to be able to access the site and its functionalities, i.e. cannot capture screenshots, the camera does not open, etc.

To change permissions and data storage on all sites that you’ve visited, you can also select View permissions and data stored across sites.

  2. At the bottom right, tap More More and then Settings Settings.
  3. Tap Content Settings.
  4. Tap the permission that you want to update.

After completing the process of application as provided here: http://www.lehoa.ph/newsletters/id-registration/, you willl receive an email confirmation of your registration.

Another email will be sent to you to inform you whether your application is approved or declined.

When approved, you will receive an email with your log-in credentials.

Renters may obtain an ID, following the approved registration of the homeowner himself/herself. Official LEHOA members then must register for the ID and authorize access to for and on behalf of his/her tenants.

The IaM LEHOA ID validates homeownership in LNC, thereby validating membership to the LEHOA.

As a duly registered member of the LEHOA through the IaM LEHOA ID System, you will have access to important updates, announcements, promos/discounts that are exclusive to LEHOA members only.

This will likewise allow Members to view important information and access services through the IaM LEHOA portal.

Only Principal buyer whose name is reflected on the Contract To Sell is allowed to register.

The portal is online and you may register from anywhere in the world. For as long as the name of your spouse is likewise indicated in the Contract To Sell document required for registration, either one of you may register.
